  • We have lots of tips! A preventive maintenance tune-up is a great start. It encompasses lubrication of all moving parts on the door with a specific garage door lubricant, tightening loose hinges and bolts, checking the safety reversal system for proper functioning. It can significantly reduce noise. Secondly, changing the rollers to premium steel ball-bearing, nylon coated rollers may help the door roll more smoothly and quietly. There is such a wide range of quality for rollers, and even if they are good quality, they may wear down and become brittle over time. Lastly, changing the automatic opener to a professional grade LiftMaster Professional “whisper” belt drive can significantly reduce noise even more!

  • There are several signs that may show up that indicate a broken garage door spring. For starters, visually, you should see the spring snapped in two. This is not to be confused with a dual spring system. Secondly, if you happen to be around when the spring breaks, it will normally make a very loud “pop” noise. Lastly, most of the time, when a spring is broken, the door will only open a few inches and then stop. In the case that the door continues to lift, it will probably be very heavy. If the spring is not replaced, this heaviness can cause severe damage to the opener or throw the door off its track.

  • We always recommend replacing your garage door spring as soon as it breaks, before operating the door. The reason for this is that, if the door even continues to open, it will be extremely heavy and can cause severe damage to the automatic opener (which is in place to only gently assist the door opening and closing; the springs are what do the real lifting of the garage door). Secondly, if the spring has broken, the door will be off balance and operating it can release the cables from their spools and/or throw the door off track.

  • If your garage door spring is showing signs that it is near the end of its lifecycle, changing it before it breaks can save you a lot of hassle. When a spring breaks, the door most often will not open, leaving you stuck inside or outside of the garage. A broken spring can also send the door off its track resulting in a bigger repair than just replacing the spring.

  • The among of time you get out of a garage door spring will depend on a few factors:

    • How often you use the garage door (they have a set lifecycle of uses)

    • How well the whole garage door system is maintained

    • The lifecycle and quality of the spring installed

    Some people will see their springs last 2-4 years while others get 8-10+ years out of their springs.

  • If you have more than one spring on your garage door, we generally recommend changing the other spring(s) at the same time as changing the broken one. The reason for this is that your other spring(s) was most likely installed at the same time, has the same lifecycle, and will likely break very soon after. If it is replaced on the first visit, you will save the hassle of potentially being stuck in your garage again and also save the cost of labor and service call for a second visit. Those fees cover a one spring or two spring replacement the first time around.

  • Since the springs are what do the lifting of your garage door, if they are properly balanced and in good working order, the door should be easy to lift by hand. If the door is heavy, it is probably a sign that:

    • The door is not balanced properly

    • The springs do not have proper tension

    • The springs are weak and may break soon

    If the garage door is heavy, it could cause damage to the automatic door opener, because it is designed to only gently assist in the raising and lowering of a properly balanced garage door.

  • The most common cause of a garage door only opening a few inches is a broken garage door spring. The springs are what do the lifting of the garage door, so, even if the opener is working, the door will likely not lift if a spring is broken. However, there could be other reasons such as a cable off its spool, something getting jammed in the track, or a problem with the automatic opener.

  • The most common cause for a door reversing when closing is a problem with the automatic opener, particularly with the safety sensors (safety reversal system). There may be something in the way of them, they may need a minor adjustment, they may need to be cleaned off (even cobwebs can interfere!), or they may need to be replaced.

    Aside from the safety reversal system, there may be something jamming the track whether it is the rollers themselves or something stuck in the track such as a broom handle. It is possible that the cables have come off the spools or another issue is causing this problem.

  • This will all depend on your level of expertise. For small “repairs” such as programming remotes, lubrication, or adjusting the safety reversal system, you may feel comfortable doing that on your own. However, for more serious repairs, if you do not have proper training in the mechanics of garage doors or do not have proper tools, we always recommend hiring a professional. The garage doors carry a tremendous amount of torque and pressure that may result in serious injury when working on them. It is important to note as well that, with springs, for example, each garage door takes its own unique parts. Hiring a professional will ensure that the correct parts are put on the door the first go around and not cause further damage to the door or more time and money spent.

  • Always make sure to store pool chemicals or harsh chemicals away from garage door tracking because in time they may cause the tracking to rust.

    Why Spring Replacement Shouldn’t Wait

    If your garage door spring is broken, we recommend having it changed by a professional right away. Operating a garage door with a broken spring may cause serious damage to your opener or throw the door off track.

    Spring not broken, can we just add tension?

    If the door feels heavy but the spring is not broken, it may be a sign the spring will break soon. A heavy door may cause damage to the opener.

    While it may be an option to add tension to a spring vs replace it, a loss of tension usually means that spring is nearing the end of its life. Often, a spring will fail shortly after an adjustment (sometimes even during the process). Replacing it before it breaks may prevent damage to the automatic opener and save you the headache of being stuck inside or outside your garage when it does break and will not open.

    Should I replace the spring myself?

    Because the spring system operates under high pressure and torque, we strongly advise you not to try this repair yourself unless you have the professional training and specialized tools. All garage doors will also have a very specific spring or combination of springs it requires so it is easy to make a mistake on which springs to install.

    Replace One or Replace Both

    If your garage door has two springs, we always recommend replacing both at the same time. The second spring is generally the same age as the first and is likely to fail soon after. Replacing both during the same visit will save on cost and hassle of another service call and labor fee down the road.

  • Is your door lopsided and has jumped off its tracks? Whether it looks slightly crooked or completely lopsided, we’ve got you covered!     Should I replace the opener instead?

    We always aim to repair before replace. However, in some cases, replacement may be the better option:

    • The necessary replacement parts are no longer being manufactured.

    • It's an older unit, and the repair costs are starting to add up.

    • The repair cost is nearly the same as (or more than) purchasing a new one.

    • You would like to upgrade to a newer model with advanced technology and safety features or noise reduction.

  • Over time, garage door parts may become brittle or break due to extended use. Instead of changing the entire door, you may just need to replace some of the crucial moving parts.     Should I replace the door instead?

    You might choose to replace the whole door instead if:

    • More than one section is damaged, pushing the repair cost close to the price of a brand-new door.

    • Your original door has faded over the years, meaning a new panel might not perfectly match.

    • You prefer to upgrade to a different style or upgrade your door's insulation.

    • The manufacturer no longer makes the specific panel your door requires.
